Installation Modernisation in a Historic Tenement House — Case Study

How we modernised the complete electrical installation in a tenement house from 1920, preserving the building's character. 48 premises, 3 months, zero complaints.

Starting Point

A 1920 tenement house, 48 flats. The installation was typical of many buildings from that era: aluminium wires, no protective conductor, "borrowed neutrals", floor distribution boards dating back to the time of stairwell meters, and internal supply lines that could no longer handle today's loads — induction hobs, washing machines, air conditioners.

How we phase such a modernisation

  • Inventory and design — we inspect the building, measure, and document the existing condition; we agree on the design with the administrator (and in protected buildings, with the conservator);
  • Main supply lines and risers — new internal supply lines and risers, floor by floor, so that power outages are short and announced;
  • Flats — appointments scheduled individually with residents, new distribution board and earthed circuits in each flat;
  • Common areas — stairwell lighting, basements, and administrative circuits with separate metering;
  • Measurements and documentation — final acceptance measurements of each circuit, protocols, and as-built documentation for the administrator.

Working in an occupied building

The biggest challenge is not the wiring, but the people — 48 families who live normally throughout the renovation. Therefore, the schedule is posted on the stairwell in advance, power outages are short and announced, and after each day's work, corridors are kept clear and tidy. In the historic interior, routes are run so as not to damage details — stucco, joinery, original balustrades.

Result

Three months from the first riser to the last protocol. The installation meets today's standards, each flat has a new distribution board with a residual current device, and the administrator has a complete set of digital documentation. We completed the project without a single complaint.
